The 13-level garage uses self-driving robots (AGVs) to transport and park vehicles autonomously, improving space efficiency and user convenience. With five loading bays, 80 EV-ready spaces, and a capacity to process up to 95 vehicles per hour, making this 411-space system the largest AGV automated parking system in the world. It incorporates the state’s first fully automated parking system, offering 56 parking spaces managed by a robotic AGV system. Designed with efficiency in mind, the system includes electric vehicle charging in half of its 20 spaces, supporting a more sustainable urban lifestyle.

The property also offers a well-rounded amenity package—from a rooftop terrace with panoramic views to a fully equipped fitness center, meditation space, and children’s playroom. With its sculptural façade and high-performance systems, 111 Varick exemplifies the integration of contemporary architecture and intelligent building design in a prime downtown location.
